Our eclectic portfolio is continuously growing and includes apartments, condos, townhomes, duplexes, fourplexes, mobile home parks, single family homes, office, retail and commercial space. Our goal at Sunflower Management, LLC is simple - to make your property work for you. We accomplish this by providing professional full service property management, allowing you to focus on other business & personal ventures.

Management and Advertising Fees

For our full service management, we charge a percentage of gross property income per month. This will vary based on location, management needs, and number of units. Also, there is a $250 lease processing fee for new leases, and a $150 lease processing fee for renewed leases. We recommend a reserve account for incidentals and emergencies, which will remain in your account for the duration of our relationship. Our Marketing and leasing team will advertise your property for rent in a wide variety of print and online media to attract quality applicants. Additionally, we use signs and any other means, as your agent, that we deem proper and advisable in order to rent your home. Your home will be posted online within days of signing a management agreement. The fee for advertising is approximately $50 to $100 per month. You are only charged for advertising while the property is vacant. The leasing fee is taken out of your first month’s rent with the management fee and any advertising fees that are incurred.


When finding a prospect for your home, we require that all adults over 18 years of age fill out an application. Our screening process complies with Fair Housing regulations and all prospective tenants must meet our rental criteria. We order a credit, criminal, eviction, and background check on all applicants. Furthermore, we verify their employment and income as well as previous rental history. Our team of professional Leasing Consultants will clearly explain all of the lease requirements, verifying that your tenant has read and understood their obligations. The condition of your property is well documented, before the approved tenant moves in, to better protect your investment. Your Sr. Property Advisor will conduct periodic inspections of the property evaluating for cleanliness, safety, mechanical and structural components, and damage to the property. Both owners and residents are promptly notified of any concerns involving the property and residents are back-charged for any damages incurred, during and after their tenancy. The required accounting for the security deposit is handled by Sunflower Management, LLC at the end of the lease term.

Pets: As the owner of the property, it is up to you (and the HOA of your community if applicable) on whether or not pets will be considered. For approved pets, we always recommend collecting additional fees and deposits per pet. Typically, we recommend collecting a Non-Refundable Pet Fee, which will be included with your first distribution, and an additional Refundable Pet Deposit PER PET. Both Pet Deposit and Pet Fee must be submitted upon move in. The Pet Deposit will be held with the Security Deposit, through the duration of the lease term, and may be refunded to the tenant if there is no pet damage to your home. Typically the pet fees and deposits are $150 each, per pet. However- you can set the pet fees and deposits at your discretion as the property owner.

Monthly Financial Reports

All financial reports and applicable funds are sent to you on or before the 10th of the month once all rental income and/or expenses have been processed from the month prior.

24/7 Maintenance Team

Sunflower Management, LLC has an experienced maintenance and housekeeping team that can cater to your property’s needs. We offer full service maintenance to get your property ready to rent for a satisfactory move in, as well as ongoing maintenance to your property. A 24 hour emergency hotline is available for tenants and a maintenance staff member is always on call. We also provide lawn care services for your rental, including mowing, weeding, fertilizing, pruning and garbage pickup.
