After finding the right resident, we prepare all the documentation, ensuring stringent legal compliance. We ensure that all requirements of the lease are clearly explained to the residents, verifying that the resident has read and understood their obligations. Move-in conditions are documented and recommendations for proper care of the property are provided to residents. Required accounting for security deposits are handled by Sunflower Management at the end of a lease.
Monitoring and Lease Enforcement
Residents may make rental payments through automatic draft from their checking accounts, credit card, or check. Leases are enforced through periodic inspections of the property evaluating cleanliness, safety, mechanical and structural components, and damage to the property. Both owners and residents are promptly notified of any concerns involving the property and residents are back-charged for any damages incurred, during their tenancy.
Budgets and Capital Planning
Sunflower Management will prepare an annual budget and a comprehensive, multi year capital improvements plan for owners of multiple properties and apartment communities. Actual Vs. Budget performance reports helps track apartment activity, and helps owners and managers work together.

Our highly skilled technicians are available to take care of emergency needs around the clock as well as provide routine maintenance including minor plumbing, electrical and sheet rock repairs, painting, carpet and vinyl installation, landscaping, mowing, and snow removal, etc. Whatever the maintenance task, requiring interior or exterior attentions, we can handle it.
