Rental Criteria
Lease Terms
Sunflower Management's standard lease term is for 12 months. However, Sunflower Management may accept less than a 12 month lease, but an additional charge of $50 per month shall apply.
Pet Policies
Sunflower Managment may allow pets in certain rental units. Pet privileges are at the sole discretion of Sunflower Management, as determined by the owner of the property. A pet deposit and a non-refundable pet fee are required for each pet. The pet deposit is $150, and the nonrefundable
pet fee is also $150. Service/Companion animals must be certified by a licensed physician and do not require a pet deposit or a nonrefundable
pet fee. However, such animals are still required to abide by Sunflower Management's pet policies. Certain aggressive breeds of canines are not permitted.
Occupancy Policies
Sunflower Management adheres to the HUD guidelines which mandates that no more that two persons shall be allowed to occupy a single bedroom. Thus, for example, a 3 bedroom apartment may have no more than 6 occupants. If an occupant is added through birth or adoption, and thereby exceeds the limitation imposed by the HUD guidelines, then the Tenants of the rental unit may continue residency until their lease term ends. In such case, the lease will not be renewed. Tenants must notify Sunflower Management immediately if there is a change in occupancy. Failure to notify Sunflower Management of a change in occupancy shall be a material breach of the lease.
Utilities
In most cases, Tenants are responsible for the payment of all utilities. The utilities shall either be put into a Tenant's name through Colorado Springs Utilities, or they will be billed monthly to the Tenant by Sunflower Management. Tenants are responsible for a pro-rated portion of all house meters, in addition to any sub-metered utilities. Sunflower Management charges a $5 monthly administration fee to each resident for billing outside sources, such as utilities & trash.
Application
A non-refundable fee of $35 per adult is required to cover the costs of ordering and reviewing a Tenant's credit, employment, criminal and rental history. The application fee( s) may be paid by check or money order. Security deposits must accompany the rental application and be paid in certified funds. The security deposit will be returned if the rental application is denied. If the security deposit is paid online, it may take up to 5 business days to return, due to processing time. The application fee is not refundable. Up to three business days may be required to process each application. A Responsible Party Guarantor may be needed and is required for all full-time students.
Qualifications to rent include
1) All Applicants, with the exception of the Applicant's children, must be at least 18 years of age and provide photo identification;
2) An Applicant's monthly income must be equal to three times the monthly rent and must be verified by the two most recent pay stubs. In some cases, owners of certain rental units require two times the monthly rent for income. Equivalent verifiable assets may also be used to meet qualifying requirements by providing proof of other income;
3) Applicant's must have a satisfactory rental history and credit history;
4) A background check will be performed to ensure that an Applicant has committed no felonies or sexual offenses;
5) Any bankruptcies must be at least one year old with satisfactory credit re-established;
6) Any Applicant without current employment may be approved to rent, but the Applicant must pay 3 months of rent, in advance, in addition to the security deposit;
7) Applicant's must have no unresolved evictions on his or her record within the past 3 years.
Responsible Party Guarantor Qualifications
Responsible Party Guarantors will be considered when an Applicant does not have sufficient monthly income or when an Applicant has insufficient credit history. Responsible Party Guarantors may be a parent, friend or relative of the Applicant. Responsible Party Guarantors must have a minimum credit score of 675, make a minimum of 5 times the monthly rent and have sufficient rental or mortgage history. Full-time students are required to have a Responsible Party Guarantor.
